The units are already built and will undergo only minor interior renovations in order to obtain the related certificate of occupancy. We expect delivery, in the absence of large changes requested by the buyer, within 90 days after signing the preliminary sales agreement.
All the units will be wired for SAT TV and telephone. Every room in each unit will have at least one SAT TV outlet and one telephone jack. Each unit will have its own electricity meter in the building's meter box. The electrical system will be up to code. The plumbing system will have the water meter. There will also be a dedicated outdoor area in anticipation of recycling.
All the apartments will be equipped with video intercom systems. An independent split HVAC system will also be installed in each unit. As for the latter, we will be responsible for providing/installing the concealed conduit system as well as the electrical wiring. The purchase and installation of air-conditioning/heat pump units will betheir responsibility of the buyers. Please note that new kitchenettes will not be installed in the units. However, upon the property owners' request, we will leave the existing ones in place. We can make on request the system heaters and gas kitchen, in anticipation of a later condominium connection to methane.
The units will be delivered clean, freshly painted, and vacant. New bathroom faucets will be installed as well. Furthermore, we will be able to fully assist individual owners may they wish to customize their living spaces to meet their individual needs.
We have already set up drafted the Condo Fee Schedule as well as the Condo Rules and Regulations. In order to get an idea of monthly/yearly costs, prospective owners will be able to review the above-mentioned documents prior to committing to the purchase of a property. The charges will be those concerning to typical condominium consumption (water, electricity stairs and cleaning of shared areas) and initially a very small share (about 1/80) of the costs of caretaking.
In order to avoid additional condo fees (related to routine and emergency maintenance of the swimming pool facilities, pumps energy consumption, costs of staffing and training, etc.), property owners will be able to gain access to the pool area by purchasing either a seasonal membership or single-day passes.
Owning a unit at the Addaura Village will give you access to all the amenities and services that are usually available at vacation resorts.
